Why patio doors wear out before windows do
A patio door is the only window in your house that people walk through. It carries the largest single piece of glass, it moves every day, and it rides on small rollers in a track that sits right at floor level where grit collects.
Grit is the whole story. It gets tracked in off the patio, works into the track, and grinds the rollers flat. Once the rollers go the panel drags on the track, which damages the track, which destroys the next set of rollers faster.
Sometimes the fix really is rollers and a track cap, and we will do that rather than sell you a door. When the frame has racked, the threshold has rotted, or the glass has fogged as well, replacing the system is the honest answer.

Check the opening and the sill
Wide openings settle. We check the header and the sill for level and rot before specifying a new system.
Set level, flash the sill
A patio door sill is where water pressure is highest. It gets pan flashing and a proper drainage path, not just sealant.
Adjust, seal and hand it over
Rollers adjusted so the panel runs true, interlock checked, lock tested, screen fitted, and the old system hauled away.
