What a failed seal actually is
A double-pane window is really two pieces of glass bonded to a spacer, with dry air or argon sealed between them. That sandwich is called an insulated glass unit, and it is a separate component from the frame that holds it.
When the perimeter seal lets go, humid outside air gets in and condenses between the panes. That is the haze you cannot wipe off, and the streaky mineral staining that follows it. The insulating gas is gone, so the window also stops performing.
The frame, the sash, the balances and the hardware are usually untouched by any of this. When they are, replacing just the glass unit restores clarity and performance for a fraction of the cost of a new window — and it is the recommendation we give whenever it is the right one.
